Renting a Property with Stocks

 

Be the first to know of property coming onto the market and register your details with Stocks and Co.  A home in a key location with an attractive rental price does not stay on the market very long.  You’ll be kept up to speed by a call, text or email so be sure we’ll be helping you to find the right property.  So, let us know your requirements, your budget, the location, the facilities you need to be near to,  how much space you need, whether you’d like some garden and parking, we’ll do our best to find exactly what you’re looking for.  Once you’ve chosen a property, we’ll deal with all the paperwork and have you moving in as soon as we can.  We’ll be on hand throughout your tenancy to help with any queries you may have.

 

The Process

 

Ok, so you’ve found the right property for you – what happens next ?

 

Fill in your application form, bring it to the office together with photographic ID for each person over the age of 18 (passport OR identity card OR driving licence & birth certificate) and proof of address, this can be in the form of a utility bill, bank statement, mobile phone statement, but it must be no more than 3 months old. It’s at this point you’ll need to pay your administration fee of £220 each and Guarantor fee of £95 if necessary.  Once we have all of your paperwork in, we’ll start the referencing process – this usually takes no more than 3 working days – then we prepare your Tenancy Agreement ready for signature.  You’ll be kept up to speed throughout the process so that you can make the necessary plans towards your move.

 

On check in day, Rob will meet you at the property at a pre-arranged time – it’s wise to set aside 15 minutes or so – there’ll be information that you need to know about the property, meters, instructions, etc.  You’ll get a “Welcome” pack with a copy of your Tenancy Agreement and Inventory with a disc of photographs.

 

The Inventory will need to be signed and returned to us within 7 days – make sure you spend some time going through the Inventory and feel free to add any comments that you think are relevant.  You’ll each have a full set of keys and you’ll need to set up accounts with your gas and electricity supplier.  We’ll take care of letting the Council Tax people know that you’re now in occupancy and also South West Water with a water meter reading if applicable.

 

To re-cap on fees, any person over the age of 18 MUST be listed on the Tenancy Agreement and referenced.

 

Fees : £220 per Tenant inclusive of VAT with NO further fees to pay throughout your Tenancy ; £95 per Guarantor inclusive of VAT – fees are payable on application and are non-refundable.

 

Deposit = one month’s rent plus £150 which will be lodged with Deposit Protection Service.
